Is it just me or are non-mythic prices rising?

Nowadays I'm on the trade market and I'm seeing legendary, rare, and even unique items spiking up in prices. I used to see a random pair of unique leggings (that I used to scrap or sell at blacksmith) going for like 35 eb per on the trade market. It could just be me being odd, but do you guys also notice this sharp increase in prices?

 

Things that you can’t get from new lootrun systems and Lutho chests raise a lot in prices.
A legendary chestplate that is usually 2le is now at least 10le.

 

Libra and Succession are ones I checked recently, now worth around 20 le (which is more than dawnbreak)

 

Nychthemeron (level 88 unique helmet) was 18le two days ago, I think it is because of the current mythics being so cheap and certain items like nychthemeron being really useful when making builds for them

 

Even a lot of rares and uniques can be very expensive as long as they have good rolls, since most people ignore them in chests, and quite a few are used in builds
