Archer/Hunter Grandmother Build

Heyo, im really struggling to build one that i like, so im gonna ask for help
-at least 20k ehp no agi
-positive walkspeed
-mana regen or mixed mana
-no need for hp sustain (just dont have like -700hpr)
-no budget limit
-tomes allowed (even guild ones)
-no crafteds

nice tries, unfortunately half of them have -ws and the other half has yucky spell costs
