So Nemract is the only port on the mainland of wynn, and previous lore has discussed how much trading goes through gavel and wynn (the entire reason they came to wynn). How is Nemract so poor, it isn't the only city affected by the corruption but it is the poorest of them. Also yes i'm overthinking this.

Most of the money probably goes to Detlas and other cities that buy/sell the items, they just pass through Nemract. The constant armies of undead also probably keep the town busy.

Wouldn't that still mean absurd amounts of money are passing through the city at any given time? Emeralds the villagers are taking back to their homeland, and items the citizens of other cities are buying. The only common point of contact is nemract, which should mean that at least some trading happens there.

I agree. Nemract seems really poor for its position. Port towns are usually pretty rich and bustling because there's a lot of trade going on due to goods being transported on the water (e.g. New York, Guangzhou, etc.). Sure, the lore describes it as "under-defended", but I don't think this should make it as run down as it seems. If anything, Nemract should be one of the most well-defended places because they'd be able to afford their own private army, or at least fund one that's good enough to do the bare minimum.

I'm not really sure when Nemract popped up in relation to when Ancient Nemract fell, so maybe Nemract not having enough time to get back on their feet makes a little sense? But I'm not really sure.

Then again, sometimes bustling ports fall because of natural disasters (see: Galveston, TX) , and a horde of horrendous monsters seems like a pretty big disaster. Then again again, the natural disaster had kind of already happened before Nemract was established, so it's still kind of confusing.

I would say that it is recovering from its poorness. There used to be ancient nemract which isnt a port city and probobly how it got destroyed and taken over to become a dungeon. I think they just were forced to move and became a port city and are now recovering from their postition. It looks likes there used to be a port before Nemract was there(Look at the left of Nemract) it has ships and could have been a port city till it got destroyed and nemract took its place
