I've been on the hunt for specific dungeon things for a while now. Correct me if I'm wrong on any of these and please tell me if you think different locations are better for finding these. This is basically a list of the best places to find key guardians and Nii guardians.
Decrepit Sewers Key Guardian: Anywhere within around 150 blocks of Katoa Ranch
Infested Pit Key Guardian: Between Nemract and Nivla Forest
Lost Sanctuary Key Guardian: In the "corrupted area" filled with Blazes around the Roots of Corruption, I heard they can spawn in Time Valley as well, but I've never seen them there, so I'm assuming they aren't common
Underworld Crypt Key Guardian: Basically anywhere in or around ancient Nemract
Sand-Swept Tomb Key Guardian: Around the far/eastern area of the desert, close to the dungeon
Ice Barrows Key Guardian: Anywhere in the general southern part of Nesaak's area, around the dungeon
Undergrowth Ruins Key Guardian: In and around the regular jungle's huge lake. They spawn in the Herb Cave as well, though not as common, so if you're in the level 50-60's grinding there is good for XP and keys
Galleon's Graveyard Key Guardian: They spawn pretty commonly in a multitude of places, (including basically anywhere in the ocean, Maro Peaks, and even some places in the Dernel jungle) but seemingly most commonly around the arch to the entrance of the Dark Forest
Mortal Mountain Key Guardian: This dungeon has been planned since the release of Gavel, but almost no information has been found on it. It's rumored to be found in the Canyon of the Lost once it is released, so once it is released, the key guardians will most likely spawn in the Canyon
Fallen Factory Key Guardian: Give me some time to fill this in please XD
Corrupted Decrepit Sewers Key Guardian: Anywhere in the eastern Dark Forest and western Kander Forest (Kander is the area behind the Dark Forest with the huge dead trees and big mushrooms. It isn't labeled on the map, the only hint that that is its name is a sign and a map of the forest somewhere around Gelibord.)
Corrupted Infested Pit Key Guardian: Anywhere in the Light Forest
Corrupted Lost Sanctuary Key Guardian: This one if tough to find, but they spawn really anywhere in the general middle of the Canyon of the Lost. Check the more open areas, since there they will have more room to spawn
Corrupted Underworld Crypt Key Guardian: Give me some time to fill this in please XD
Corrupted Sand-Swept Tomb Key Guardian: Give me some time to fill this in please XD
Nii Guardians: They seem to spawn most commonly in the Light Forest, although they tend to spawn there and in the Canyon of the Lost as well, though there is more room for them to spawn in the Light Forest.
Uth Guardians/ Golden Avia's: Give me some time to fill this in please XD
    ------------------------
Here's a brief run down of the key guardians and how to defeat them, not counting elemental resistances, weaknesses and damage:

Decrepit Sewers Key Guardian: Probably the least difficult key guardian. They move slow and don't hit hard. Once killed, their top-most armor piece will be knocked off, and you will have to defeat it again, but becoming easier but slightly faster each time. Once its chestplate, leggings and boots are all knocked off, it will drop its key.
Infested Pit Key Guardian: More annoying than anything. They move fast and can see you from pretty far away compared to other mobs. Once killed, they drop they key and split into 3 Nesting Spiders (ranged mobs, they also have the heal spell), and once the Nesting Spiders are killed they split into 3 Forest Spiders.
Lost Sanctuary Key Guardian: Wynncraft's professional troll. The key guardian is a passive Chicken, but once killed it drops the key and splits into around 10 hostile, fast moving and hard hitting Chickens. Make sure you used ranged spells to kill it so they chickens can't get to you.
Underworld Crypt Key Guardian: They basically just spam the warrior's charge spell. They do a decent amount of damage too, if you're low level you might want to bring a friend or 2 to help kill it.
Sand-Swept Tomb Key Guardian: Shoots lots of projectiles at you at a fast pace. Once killed, it drops they key, and acts very similar to the Lost Sanctuary key guardian, summoning about 10 Wither Skulls called "Horror". Probably the most deadly thing in the desert.
Ice Barrows Key Guardian: Move incredibly slow, but have a lot of health. They can afflict you with slowness as their spell, but they have 1 catch: they take so called "negative knockback". When you hit them, instead of them moving away from you, they move towards you, so using Arrow Storm may not be the best idea.
Undergrowth Ruins Key Guardian: Basically the same thing as the Underworld Crypt key guardian.
Galleon's Graveyard Key Guardian: The hardest key guardian in my opinion. They have 1 attack that works very similar to a shotgun; they will fire out about 8 bullets that scatter in different directions as they move further away from the key guardian. It's best to stay really close or really far away from the key guardian while killing it.
Fallen Factory Key Guardian: Give me some time to fill this in please XD
Corrupted Decrepit Sewers Key Guardian: The same thing as the regular Decrepit Sewers key guardian, except it's much higher level now and can pull you towards it using its spell.
Corrupted Infested Pit Key Guardian: The same thing as the regular Infested Pit key guardian, except it's much higher level now and moves even faster.
Corrupted Lost Sanctuary Key Guardian: The same thing as the regular Lost Sanctuary key guardian, except it's much higher level now and the Chickens move faster and hit extremely hard.
Corrupted Underworld Crypt Key Guardian: Give me some time to fill this in please XD
Corrupted Sand-Swept Tomb Key Guardian: Give me some time to fill this in please XD
-Note: If any of the guardians are killed by a cause other than a player, it will not drop its key.

Uth Guardians/Avia's: Give me some time to fill this in please XD
Nii Guardians: These ones are a bit of a doozy. Welp, here we go:
When the Guardian first spawns, it is a neutral mob with a measly 1 health (yes, just punching it once with your hand can kill it), and instead of it dropping the rune, it will turn into 1 of 5 scary minibosses:
Nii Hawker: Deals lots of air damage and attacks by shooting series of rapid fire arrows. It is also able to use Arrow Storm, and takes tons of knockback, pushing it further away from you the more you hit it.
Nii Warlock: Deals lots of fire damage and attacks by spamming fireballs. It can teleport as one of it's spells. Just keep moving, and you shouldn't get hit. This is the hardest one in my opinion.
Nii Monk: Deals lots of water damage and attacks by default melee and is one of the weirder ones. It holds a mage's water wand, but attacks using melee, surprisingly. It can use the warrior's charge attack, and can use the mage's meteor spell. This is easiest one in my opinion.
Nii Slayer: Deals lots of thunder damage and attacks by using melee. The guardian can use 3 different spells: a powerful push-away spell, a powerful pull-towards spell, and a decent multihit. This guardian is pretty fast as well, keep in your toes an try to stay away from it.
Nii Prime: Deals lots of earth damage and attacks in a variety of ways. The guardian is pretty fast and attacks by spamming the warrior's charge spell. Use spells that can blind or slow it down, such as the archer's escape spell or the mage's teleport spell. According to most players, it's the hardest guardian.
-Note: If any of the guardians are killed by a cause other than a player, it will not drop its rune. If killed by a player, each guardian will drop 1-2 nii runes.

Holy crap that was long. Again, correct me if I'm wrong on anything, and I'll try to update this as the updates come out. Have fun hunting these guys!
-I'm currently making a google docs on this instead, as I have more room to write more. Once it's finished, I'll make a new post, and I'll delete everything here and replace it with a link.

Actually, the dungeon key guardians spawn anywhere in a location that's their level.
Ice barrow guardians spawn near nesaak and also in llevigar plains.
Undergrowth ruins guardians spawn in the jungle and in the olux swamps and gallon graveyard's spawn in the ocean and sometimes in the dernel dungeon

If you look into the texture pack files, by this logic, there'll also be an Az guardian, along with 2 others, which I forgot the names of.

In my experience, the Corrupted Lost Sanctuary Guardian spawns a lot near the town where you do General's Orders
