Hi, congrats on your first build :)

Here are some pointers for you:

• When making a spell-based build, make sure you add enough mana sustain, i.e. mana regen/steal.
• Generally for intelligence-based spell builds, you want to reach a high amount of intelligence to reduce spell costs (https://www.wynndata.tk/mana/), so Vacancy is not a great choice here since it gives a lot of -int.

Note that you can also do 0-int spell, where you use items like Vacancy to reduce spell costs instead of through intelligence. A spellsteal example at lv. 94: https://wynndata.tk/s/m7qs3n

 

It isn't that bad, especially for first build. Just a little bit more mr and int

I would recommend using Seipodon for leggings and Old Keeper's Ring for Greed (not necessary but can be sometimes usefull)
